Building Information Modelling (BIM)

Building together more effectively through Digitisation

Create 3D models as well as incorporate and consistently apply the entire procedural and technical infrastructure: With Building Information Modelling (BIM), we support the construction of transparent and efficient buildings – with a clear view to economic potential. With the help of virtual building models based entirely on the open IFC standard, data from construction planning, execution and facility management are combined. The building will be first digitally mapped, simulated and qualitatively verified before being built in reality – because the trend towards digitalisation is also becoming increasingly relevant in the construction sector.

Why Building with BIM Methods?

  • more precise planning, performance specifications and cost estimates
  • reduction of risks
  • increased transparency and acceptance
  • early networking
  • close cooperation and communication between all involved

A Clear Goal in Sight

BIM virtually maps the entire life cycle of a construction project: from designing and planning a new building to constructing, operating and demolishing of the same building. We enable you to work innovatively – thanks to virtual plans, process control as well as comprehensive databases and 3D to 5D building models. The focus of BIM is always on raising savings potentials and transferring the comprehensive data in a meaningful way for operation with the help of an as-built model.

What is Required for This – Requirements of a Value-creating BIM Methodology:

  • clearly defined interfaces and framework conditions
  • close cooperation
  • team-oriented planning
  • definition of roles and responsibilities
  • exchange of compatible data between stakeholders

Architects, builders, static specialists, engineers or planners – with us, everyone works hand in hand.

BIM is the common language of all participants for the entire creation and utilisation period of a building – a milestone for more effectiveness, quality, transparency and flexibility. The interdisciplinary and cooperative working methodology uses software-based building models. On the basis of the three-dimensional models, all the information and data that are relevant for its life cycle are recorded – thus the functional as well as physical properties of the building can be related.

But the BIM method also ensures management and transparent exchange between participants. The result is a consistent representation of all information relevant to planning, execution and operation.

Benefits for Planners and Architects

  • detailed visualisation of project demands
  • simple simulations and feasibility checks during planning and execution
  • direct monitoring of quality, costs and deadlines
  • early detection of possible obstacles and effective elimination of flaws
  • complete documentation of all executed tasks for a smooth handover
  • time savings thanks to digital simulations of various scheduling scenarios
  • sustainability

Benefits for Builders

  • easy coordination with contractors through shared data
  • accurate pre-planning of all related processes
  • simple control of the traget-performance status in every phase, even possible on a daily basis invoicing of completed services with visual link to the model
  • intelligent fine documentation of the design and technical building structures for the marketing or utilisation phase
  • better decision-making in the construction process
  • improved cooperation in the project team
  • on-schedule work by meeting the time schedule

Multidimensional Instead of One-sided

If you look at BIM as a whole, there is more than just one use case: In addition to planning and structured cooperation in the trades of architecture, fit-out, structural planning and building services, construction is also one of the use scenarios for Building Information Modelling.

Divided into planning, costing and project management, BIM methods and tools are used at every stage of your construction project.

  • model-based as-built recording is carried out with the help of modern technologies such as the 3D laser scanner.
  • geometric and parametric modelling enables the linking of dependencies and interrelationships of layouts, sections and views in the model.
  • collision checking and trade coordination provide the basis for model-based coordination meetings – allowing specific areas of the model to be highlighted for communication purposes.
  • model-based lists and information determination provide an overview and position plans as well as quantity analyses, checks and visualisations.
  • in calculation, cost and quantity determination are measured by means of model-based LV creation: Mass and quantity data are checked for plausibility and planning data are transferred.
  • with the task and change management in the "Project management" phase, project partners are introduced in using the BIM 360 licence. This enables the mobile retrieval of 2D and 3D models on the construction site.
  • creation of the schedule (including cycle plan, execution, sampling and planned delivery schedule) according to the LastPlanner method with the help of our digital planning software.
  • successful project execution thanks to effective planning and construction site management.

We also provide innovative component tracking: RFID chip stickers enable Lindner products to be tracked in the project – this means that even after the construction phase has been completed, it is possible to trace which product was installed at which location.

Always up to Date

We at Lindner are authorised trainers of AUTODESK! As an ATC-certified training centre for Revit, Inventor and AutoCAD, our in-house trainers conduct a large number of internal and external training courses. In addition, our employees have access to the Lindner Academy online learning platform and hundreds of internally produced video courses.
