The area at Theresienstraße in Munich offered 6,500 m² of space – the “Therese” Maxvorstadt construction project by real estate developers Instone Real Estate Development GmbH is considered a pioneering densification in a grown district. Eight buildings with 117 upscale condominiums and a daycare were built there. The "space miracle" was designed by the architects Palais Mai, the open space by the landscape architects Grabner Huber Lipp Freising. EPB Service GmbH was responsible for the complete electrotechnical planning and construction management.
The rear area of the quarter is reached through a wide passage with large luminaires on the walls. These are reminiscent of film spotlights and thus take up the history of the area. The luminaires are custom-made by Lindner Luminaires. They consist of a cylindrical lamp housing with a round cover. Together with the indirect lighting via reflectors formed on site, this creates a special light show in three different sizes: with a diameter of 2.4 m, 1.5 m and 1 m. The colour of the LED light can be varied between "warm white" and “cool white”.
In addition, 30 custom-made LED line luminaires, type TUBE LED 210, were installed in the passage at Theresienstraße 75. The lamp housings are powder-coated in RAL 9016, traffic white and have a semicircular opal cover. The light tubes are 1,800 mm long. The luminaires were arranged behind a wall cladding made of metal slats at different angles, creating a play of light and shadow in the passage.
The “Therese” construction project combines the inner-city features – lively street spaces and secluded backyard situations – and shows how an extant quarter can be meaningfully combined with contemporary architecture.
